James Island, SC: Neighborhood Amenities
James Island, SC can be a tricky housing market to navigate if you're looking for good neighborhood amenities. Because most of the island is already developed, land comes at a premium here – which means fewer neighborhood amenities for home buyers.
The older neighborhoods that were developed in the 1970s, 80s, and 90s often did not leave space for pools and such because amenities were not as big of a selling feature back then. Even though these neighborhoods had plenty of space when they were built, the developers used the land instead to have larger lot sizes for the houses.
On the other hand, newer communities that have been built in the past decade often did not have the space to dedicate for amenities. If the developer only had a few acres to work with in the beginning of the project, it would have been more profitable to build more houses on the space rather than build amenities on several of the lots.
Again, this is because the land is so expensive – James Island is one of the best locations in all of Charleston. There is less traffic compared to Mt. Pleasant, and you can get to Folly Beach or to downtown Charleston in less than 10 minutes from most sections of the island.
Golf amenities: James Island only has one true golf community, Country Club (sometimes called Country Club Estates). Prices start in the $500K plus range for a regular ranch style house. This is the priciest neighborhood on James Island. Some people consider Riverland Terrace a golfing community because it is intertwined with the Municipal Golf Course. You can certainly find homes in Riverland Terrace for under $500K (but it's also relatively expensive per square foot).
Swimming pool: If you're looking for a newer home with a neighborhood pool, you should check out Bayview Farms an Eaglewood Retreat. If you prefer homes built before 1990, then consider Fort Johnson Estates and Eastwood.
Tennis: James Island neighborhoods with tennis courts include Stiles Point Plantation, Bayview Farms, Fort Johnson Estates, and Westchester.
